How the number is built

The scope behind the price.

A useful estimate names its assumptions. This one models hours of work, then applies a disclosed illustrative independent developer rate range. It is meant for planning a conversation, not comparing supplier quotes.

01 / Base build

Structure, forms and launch checks

A business site starts at 42 modeled hours; a property site starts at 68 because availability, floor plans and leasing journeys need more work. The base includes up to five pages, responsive layouts, a contact form, basic accessibility and launch QA.

02 / Extra scope

Pages and integrations add hours

Each page after the first five adds three hours. Design, content preparation, CMS setup, CRM, booking, another language and availability feeds add separate work. Replacing a site adds migration and redirect planning.

03 / Range

Allow for what a form cannot see

The model adds 15% for coordination and testing. It then widens work hours by 20% either way and uses illustrative rates of $55 to $95 per hour or £45 to £80 per hour. Rates are assumptions, not my published prices.

04 / Running costs

Build cost is only one part

Hosting, domain, paid CMS or plugins, maintenance and future changes are separate. Clutch's 2026 website budget guide also highlights these recurring costs and the effect of functionality and design on price.

How much does a five-page business website cost?

There is no single price. In this model, a five-page site with brand guidelines, partly prepared content and a CMS needs more work than one with finished designs and content. Choose your own starting point above to see the difference and the assumptions behind it.

Is this Hasnain's quote?

No. The rate and hour assumptions are disclosed planning inputs. I quote after seeing the page list, designs, content and integrations. A range from this tool is useful for a first discussion, but it is not an offer or a fixed price.

Why are hosting and maintenance separate?

They continue after launch and vary by hosting provider, traffic, CMS, plugins and how often the site changes. Keep them as a separate yearly budget instead of hiding them inside the build price.

Does a redesign cost less than a new site?

Sometimes. Existing content and designs can reduce work, while content migration, redirects and rebuilding integrations can add it. Tick “Replacing an existing site” to include a modest migration allowance, then check the details with a developer.
